Can I set different rental prices based on the number of people in the apartment?

The article was updated on 21. 5. 2024.

Not sure how to set your prices properly when you'd like to distinguish them by the number of people accommodated? See our guidance below.

Automatic distinguishing of prices according to the number of tenants is unfortunately not possible at the moment.

Therefore, the set prices must always reflect the property's maximum capacity. For example, if you're renting out an apartment for 2 people, the price should count with 2 people being accommodated. (You can find out how to set the prices and what they must always include here.)

However, if you'd like to offer lower prices for cases when fewer tenants rent your property, you can state any percentual discounts in the listing description. For example:

The price reflects the property's maximum capacity of 4 people, but I'd like to propose discounts in case fewer people rent it:

  • -5% for 3 people
  • -10% for 2 people
  • -15% for 1 person

Then, whenever you receive a reservation for which you'd like to decrease the price accordingly, simply contact our support team and share your request - we will adjust the price list based on your wishes.
