In this article, you can learn how to advertise the whole property and its separate rooms at the same time, while keeping the calendars up-to-date.
Can I list also rooms within the apartment I've already inserted?
Sure thing! And we at Flatio are prepared for this situation thanks to previous experience. We will explain the instructions for it in the following paragraphs. However, a predisposition is an already added listing of a whole property type (e.g., an apartment), within which you intend to rent a room(s).
NOTE: You can also rent a room without an added listing of a whole property type, but we recommend that you always start by inserting the whole property (e.g., an apartment) itself - you fill in the general information about the property itself, and inserting rooms will be much easier and quicker (see below).
Inserting a room
You can conveniently set up room rental directly in the web version of the My Rentals application.
- In the Listings section, press the Add new button.
- In the displayed dialog select the Room type.
- On the newly displayed line with the question Is this room a part of a property you have already onboarded? select Yes.
- Choose the listing where the room is located.
- Select the Maximum number of guests you are willing to accommodate in this room.
- Also, set the Rent for 30 days for the maximum number of guests selected in the previous step. We remind you that the prices at Flatio are final, so they must include both energy and internet fees as well as a Host fee for Flatio.
- Save the whole action.
Checking/filling in the necessary data
Thanks to the fact that we create a room on the basis of information from an existing listing, a lot of data in the newly created room listing is pre-filled. However, we strongly recommend that you go through all the settings and check whether the data is filled in according to your requirement or not.
Focus on the information contained in the General information section, ie.
- Title and description - both in local and English language,
- Room information - especially the Room number, which is important for the correct generating of the Lease Agreement, then the Room equipment and the Room area,
- Beds and persons - here it is important to check the accuracy of the information about the number of beds in the room.
Turning of the room advertising on
Once you have filled in and saved the missing information, the inserted room will switch from draft mode to the standard listing and it is possible to turn on its advertisement - you do this by pressing the Turn on advertising button in the header of the listing detail.
Once you do it, our support team will check this room listing within the next 24 hours and if everything is alright, your listing will be released for advertisement. Otherwise, you'll be contacted by our support team with more info.
Calendar synchronization
In order to simplify the management of room advertising within the apartment, we automatically provide system synchronization of the availability calendars of these "sister" listings.
Therefore, if you decide to rent out an apartment also by individual rooms, and you leave the advertising of the apartment turned on, if one of the rooms is successfully rented, the system automatically sets the entire apartment as unavailable for this rental period.
And vice versa - if the entire apartment is successfully rented, the system automatically sets individual rooms as unavailable for the period of this booking.
If you want to rent only individual rooms, but not the whole apartment, do not forget to Turn off the advertising in the detail of this apartment.
